A holiday home, meaning a serviced apartment or villa rented by the night, can be excellent value for families, groups and longer stays. You get a kitchen, more space and often a building pool and gym, usually for less than adjoining hotel rooms.
Licensing: the one thing to check
Short-term rentals in Dubai must be registered with the Department of Economy and Tourism (DET). Licensed operators and hosts receive a permit for each unit. Before you pay:
- Ask for the unit’s DET permit number.
- Book and pay through a recognised platform or the licensed operator, never by bank transfer to an individual you found on social media.
- Expect the Tourism Dirham fee to apply, as it does in hotels.
- Check the deposit, cleaning fee and check-in process in writing.
Where holiday homes work best
- Dubai Marina and JBR: walkable, near the beach and the tram, with a huge choice of apartments.
- Downtown Dubai: Burj Khalifa views and the mall on your doorstep; pricier but central.
- Palm Jumeirah: beach apartments and villas for a resort feel without resort prices.
- Business Bay: canal-side towers close to Downtown, often better value.
- JLT and JVC: quieter, residential and good for longer stays on a budget.
